MINUTES <br />PLANNING COMMISSION <br />MARCH 12, 1992 <br />the location of the site as well as the plans for <br />development of a 65,000 square foot high -tech, <br />state -of- the -art manufacturing facility for heart <br />valves. Two future expansions of the facility are also <br />planned, one for an additional 10,000 square feet and <br />the other for 30,000 square feet. Burrows reported <br />that the site would be accessed via a looped road from <br />County Road B. Parking is planned to accommodate 328 <br />parking spaces, while Code requires 200. Double shifts <br />are planned for the facility, and there will be some <br />overlap between the shifts. <br />Burrows reported that the area is heavily wooded, <br />similar to St. Jude's existing facility on Lillihei <br />Plaza. There is a low area on the site, and through <br />negotiations with the Watershed about 2.9 acres will be <br />retained for ponding. The pond will be designed to <br />accommodate a 100 -year rain, and drainage of the roof <br />area and parking lots will be directed to the pond. <br />Burrows reported that there will be truck traffic to <br />the site and described the loading dock area. On -site <br />external gas storage is also planned, and this area <br />will be screened from view. <br />DeLonais asked if the building will be placed on top of <br />the knoll. <br />Burrows reported that there are actually two high <br />points on the site, and the building will bridge <br />between these two high points. Therefore, there will <br />be need to remove some unsuitable materials and fill <br />added. <br />DeLonais asked the affect of the development on the <br />trees. <br />Burrows was not sure at this point, but reported that <br />the goal is to minimize damage to the trees. Retaining <br />walls will be used to preserve as many trees as <br />possible. Some trees will have to be removed for the <br />parking lots, but the loss of these trees will be <br />supplemented. <br />Herkenhoff asked about traffic on County Road B. <br />Burrows anticipated about 200 cars to the site and <br />pointed out that there is some overlap in shifts. <br />Burrows pointed out that there is a traffic control <br />light at Rice Street and County Road B. Cars can also <br />go east on County Road B to the Edgerton area. Burrows <br />felt there was better circulation in the County Road B <br />area for traffic than there is at St. Jude's existing <br />site. <br />Page 6 <br />
