C <br />Northwest Associated Consultants, Inc. <br />U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />MEMORANDUM <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: 11 May 1992 <br />RE: Little Canada - Lenardo Auto Retail Sales CUP <br />FILE NO: 758.09 - 92.13 <br />BACKGROUND <br />Mr. Robert Luciano of Lenardo Body Shop, 3168 Ryan Lane, has <br />applied for a conditional use permit to be able to sell automobiles <br />to the retail market in an Industrial District. While wholesale <br />business is permitted in the I -1 District, retail sales may be <br />allowed only by CUP process. <br />ANALYSIS <br />Mr. Luciano conducts a body shop business on the property and <br />wishes to be able to sell automobiles to the general public. He <br />wishes to utilize outdoor storage of vehicles behind his building <br />as the sales area. The requirements for this CUP are listed below: <br />B. Open or outdoor service, sale and rental as a principal or <br />accessory use provided that: <br />1. Outside services, sales and equipment rental connected <br />with the principal use is limited to thirty (30) percent <br />of the gross floor area of the principal use. <br />2. Outside sales areas are fenced or screened from view of <br />neighboring residential uses or an abutting "R" District <br />in compliance with Section 903.020, G of this Ordinance. <br />3.
