MINUTES <br />PLANNING COMMISSION <br />APRIL 9, 1992 <br />Burow explained the internal storm sewer system, which <br />is similar to what was done at the Lillehei site. <br />Burow then described the floor plan for the building, <br />pointing out that 80 to 85% of the floor space will be <br />used for manufacturing, while 15 to 20% will be <br />administrative support. Burow described the <br />manufacturing step system that materials will follow <br />after entering the building. There is a partial <br />basement area proposed, which will be dedicated to part <br />of the manufacturing process. There is a loading dock <br />at this lower level. <br />Carson asked about a road connecting the two parking <br />lots. <br />Burow replied that St. Jude would prefer not to make <br />this connection. The parking lots will be used for <br />employee parking, therefore, St. Jude does not <br />anticipate a problem since employees will be familiar <br />with the site. There is parking provided for vendors <br />next to the building. Burow also reported that the <br />site is at the point that wetland area would have to be <br />given up to make the connection, and there is no room <br />to give up any of the wetland areas. <br />Carson suggested culverting or bridging to connect the <br />parking lots. <br />Burow replied that culverting would require St. Jude to <br />give up wetland area. Bridging is an option. Burow <br />reported that St. Jude is comfortable with the proposal <br />the way it is, and does not anticipate a traffic <br />problem on County Road B -2 since there will not be a <br />lot of casual traffic to the site. If necessary, St. <br />Jude will assign parking spots to its employees. <br />Pedersen asked about front elevations of the building. <br />Burow replied that these have not yet been prepared, <br />however, it is anticipated that the building will be <br />similar to the Lillehei building. The same general <br />look and materials will be used. <br />Carson noted that access to the area is via Rice Street <br />or Edgerton. <br />Burow reported that the access to this site is better <br />than the Lillehei site. Burow reported that it is <br />hoped that St. Jude can begin construction in early <br />Spring with a completion date of late 1993. <br />Page 9 <br />
