Finished Surface. Any areas of the site not taken up by <br />buildings or landscaping shall be surfaced with a material to <br />control dust. The site currently has a gravel area on the south <br />side of the building which will be required to be paved to match <br />the remainder of the site. <br />Grading and Drainage. Any changes to the- drainage or new <br />proposed drainage on site is subject to review of the City <br />Engineer. <br />Lighting. All lighting shall be designed so that no direct <br />source of light be visible from the public streets. <br />Parking. The Zoning Ordinance requires for auto repair that at <br />least eight parking spaces be provided plus one additional for <br />each 200 square feet over 2,000 square feet. The proposed <br />building expansion will require parking for 15 cars. As the <br />structure exists today, eight spaces are required. The site plan <br />proposes parking for 22 cars which satisfies the parking <br />requirement. <br />The parking stall size is to be at least 8.5 feet by 20 feet and <br />the lot shall be striped to delineate the parking stalls. <br />Handicapped stalls are to be a minimum of 12 by 20 feet. The <br />parking stalls identified on the site plan are only 18 feet long <br />and the handicapped space is not wide enough. The length of the <br />stalls becomes important in that the aisle on the south side of <br />the building is only 22 feet wide as drawn. For adequate <br />traffic circulation, the minimum distance between the parking lot <br />curb and the building should be no less than 42 feet wide. The <br />parking stall lengths on all the stalls must be increased to 20 <br />feet long and the proposed building expansion to the south must <br />provide an aisle width of no less than 22 feet wide. The most <br />northerly parking stall facing Rice Street, next to the entrance, <br />should be redesigned so that a curb barrier is provided making <br />the stall more accessible. A parking stall will not be allowed <br />adjacent to the island between the two entrance points on Rice <br />Street. <br />A perimeter continuous curb barrier shall be provided around the <br />entire parking lot and the barrier shall be no less than five <br />feet from property lines. The site plan illustrates the curb <br />barrier around the perimeter of the lot. Parking adjacent to the <br />building is also subject to this requirement. Our office <br />recommends that the perimeter curb be made of concrete for its <br />durability. <br />Landscaping and Screening. The Zoning Ordnance requires that all <br />undeveloped areas be landscaped with grass or appropriate <br />plantings. The Ordinance also requires that parking adjacent to <br />public streets be screened from view from the street.
