The building is proposed to be approximately 16 feet from the lot <br />line. Should the expansion be built as proposed, then a variance <br />from setbacks will be required at that time. <br />RECOMMENDATION <br />Based on the preceding report, our office recommends approval of <br />the submitted site plan with the following changes and <br />conditions: <br />1. All building plans are subject to the review of the Building <br />Inspector. <br />2. All areas of the site are to be hard surfaced as part of the <br />first phase of the CUP approval. <br />3. All grading and drainage is subject to the review of the <br />City Engineer. <br />4. All proposed and existing lighting shall be shielded from <br />the public streets. <br />5. The parking stall size shall conform to City standards and <br />all stalls are striped. <br />6. The applicant be required to provide an aisle width on the <br />south side of the building of at least 22 feet before and <br />after Phase III has been completed. <br />7. A concrete continuous curb barrier be provided around the <br />entire parking lot no less than five feet from property <br />lines. <br />8. All perimeter curbing and parking areas are landscaped and <br />screened. A detailed landscape plan is to be submitted to <br />the City for review. <br />9. All proposed curb cut closings to take place as soon as the <br />construction season allows. <br />10. The curb barrier between the two entrances on Rice Street is <br />to be eliminated. <br />11.
