The request is <br />to create two lots fronting Rose Street, one containing the <br />existing house. <br />ANALYSIS <br />Lot Split. The applicant has proposed dividing the existing lot <br />into two lots. One lot contains the existing garage. The garage <br />must be removed from the new lot it is situated on, as the Zoning <br />Ordinance does not allow an accessory structure on a lot without <br />a principal structure. <br />Lots. The subject site is located in the R -1 Zoning District.. <br />The proposed lots both meet minimum lot size and width <br />requirements as stated in the Zoning Ordinance. <br />Setbacks. The reconfigured lot line establishes a side yard <br />setback of 5.28 feet from the existing house. The Zoning <br />Ordinance allows a minimum side yard setback of five feet if the <br />house existed prior to June 25, 1980 or a 10 foot setback if the <br />house was established after that date.
