Hanson <br />I have contacted Ramsey County Property Taxation regarding the issue <br />of property taxes that a property owner would pay on an easement <br />area. It was their opinion that taxes on such areas are minimal, <br />especially when that area is part of a single - family lot. If the <br />easement area was a separate parcel in itself, it would be taxed <br />differently. The County noted that the bulk of the value comes from <br />the structure on the lot. The County also pointed out that property <br />taxes are further reduced through homestead credits. It was the <br />feeling of the County that in this particular instance the extra <br />value of the easement area would be so minimal it would be absorbed <br />into the value of the property as existed prior to the combination of <br />the single - family lot and the vacated street right -of -way. <br />Page 91 <br />
