i=,.F'F -'2 2 -92 WED 11:25 0 - <br />PLANED UNIT DEVELOPMENT AGREEMENT <br />Planned Unit Development Agreement made this day of <br />, 1992, between the CITY OF LITTLE CANADA, hereinafter <br />called "the City ", and ST. JUDE MEDICAL, INC., hereinafter called <br />"Owner ". <br />LEGAL DESCRIPTION: The legal description of the St. Jude Medical <br />facility is included in Exhibit A, attached herewith. <br />7oNI 9: PUD, Planned Unit Development District. <br />,PERMITTED WES; <br />Development, manufacturing, fabrication and distribution of <br />medical products and acces$QxieS. <br />All permitted uses shall be subject to the following special <br />conditions and restrictions. <br />GENERAL: <br />1. All construction shall be in compliance with all <br />applicable codes and ordinances of the City except as modified <br />herein. <br />2. Approval is hereby granted for the development stage of <br />the PUD. Approval of the plans attached herewith shall not bind <br />the City to subsequent approval of detailed plans required to be <br />submitted later under terms of this PUD permit. Concept plan <br />approval is for the abstract idea presented and in no way signifies <br />approval. It is hereby declared to be public policy and in the <br />interests of the public welfare that further details of the plan <br />elements: nr rnmponents shall be reviewed and considered in stages <br />as development proceeds. <br />3. No grading,. building, or other construction permits shall <br />be issued until all conditions of this PUD permit have been fully <br />complied with. Approval of subsequent phases of development shall <br />be contingent upon submission and approval of: <br />A. Preliminary plans including elevations, sketches, and <br />general specifications of function for the proposed <br />building or buildings. <br />E. A site plan showing location and design of the buildings, <br />driveways, driveway intersections with streets, parking <br />areas, loading areas, maneuvering areas and sidewalks. <br />C. A site grading plan for analysis of adequacy of surface <br />draining and erosion control, including provision for a <br />pond overflow system meeting City requirements. <br />Construction of the overflow system is the financial <br />Page 6 <br />
