The sales
areas consist of salt displays at the end of each pump island and
a seasonal display area in front of the store. Food -N -Fuel is
located at 2652 Rice Street and is zoned B -3.
ANALYSIS
Section 911.040.E allows for outdoor sales as an accessory use with
an approved conditional use permit.
The outside sales area is limited to 30 percent of the gross floor
area of the principal use. A full site plan has not been
submitted, however, the sales areas identified on the site plan do
not appear to exceed 30 percent of the principal use.
The Ordinance also states that the outdoor sales area cannot take
up required parking spaces. The site plan is not specific enough
to identify if the sales area in front of the store is within
parking areas. The applicant should verify exact location of this
sales area and that it does not occupy required parking stalls.
5775 Wayzata Blvd. • Suite 555 St. Louis %lb e) 655416 • (612) 595- 9636•Fax. 595 -9837
