In this case, the Slumberland site is limited to a maximum trailer <br />parking area of 120,855 square feet. The total trailer parking <br />area is approximately 16,270 square feet. The existing paved <br />maneuvering area is approximately 25,200 square feet. The total <br />parking area is within the ordinance size requirements. The new <br />parking area shall require perimeter curbing and striping of <br />stalls. <br />Screening. The site plan proposes to move the existing trees and <br />place them at the end of the new parking area. Two ash trees and <br />seven evergreen trees are to be replanted. Additional plantings <br />may be required along the south line to screen the new parking. <br />The City should study the visual impact of the expanded parking and <br />determine if additional screening will be required. <br />Grading and Drainage. With the expansion of impervious surface on <br />site, the City Engineer should review the site plan to determine if <br />there will be any potential storm water drainage problems. <br />RECOMMENDATION <br />Based on the preceding review, our office recommends approval for <br />a conditional use permit to expand the trailer parking area subject <br />to the following: <br />1. All new parking areas comply with the appropriate parking <br />regulations such as paving, striping, new curbing around <br />perimeter, etc. <br />2. The new parking area comply with additional landscape <br />screening as deemed necessary by the City. <br />3. Site plan subject to City Engineer review to address any <br />potential grading or drainage problems. <br />4.
