eventually finding its way to a pond northeast of the plat. This <br />drainage should be made more direct and diverted from the <br />neighboring property. The developer's engineer is currently <br />working on this issue. <br />The only other issue we have found relates to the lot size on Block <br />2, Lot 13. Due to the cul -de -sac and the lot line configuration, <br />this lot appears to be drawn at just 65 feet of width. The <br />developer's engineer is currently working on this issue as well. <br />RECOMMENDATION <br />We recommend approval of both <br />Yorkton Ridge West subject to <br />the preliminary and final plats for <br />the following conditions: <br />1. Redesign to assure all lots meet minimum Zoning Ordinance <br />requirements. <br />2. Grading and drainage plan preparation according to comments in <br />this report and that of the City Engineer. <br />3. Cash escrow for future street improvements. <br />4. Evidence of access over the Fasciana property. <br />5. Park dedication requirements with comments from the Park and <br />Recreation Commission. <br />6.
