IP—Ac Northwest Associated Consultants, Inc. <br />U R B A N P L A N N I N G D E S I G N M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: 4 June 1992 <br />RE: Little Canada - Marketplace Shopping Center - <br />Sign Variance <br />FILE NO: 758.09 - 92.15 <br />BACKGROUND <br />Marketplace representatives have applied for a variance to allow a <br />modification to their existing freestanding sign on Rice Street. <br />The modification would increase both height and area slightly, <br />exceeding the freestanding sign maximum listed in the Sign portion <br />of the Zoning Ordinance. <br />ANALYSIS <br />The current sign consists of approximately 225 square feet and is <br />25 feet in height. Freestanding signs in Little Canada are allowed <br />on an increasing scale based on floor area square footage of the <br />structure. The maximum size is 200 square feet and 25 feet in <br />height. The proposal would be to add 1.5 feet in height and 15 <br />square feet of area to the top of the existing sign structure. The <br />Marketplace text will occupy the new space, with Snyder Bros. Drug <br />occupying the space vacated by the current Marketplace sign. <br />Variances are to be evaluated based upon hardship criteria, and in <br />most cases, showing physical hardship on a sign proposal is <br />difficult. This proposal is no exception.
