However, the shopping center could, by conditional use permit, <br />request second sign of similar size, and the City has approved such <br />requests in the past. In this case, the applicant has indicated a <br />willingness to forego any proposal for a second sign if this <br />request can be approved. <br />Despite the lack of physical hardship, we believe this proposal to <br />be a positive for the City. It will provide needed exposure for a <br />larger retail tenant in a struggling shopping center, and it will <br />limit signage in the area to approximately 60 percent of what may <br />be possible. <br />RECOMMENDATION <br />We recommend approval of the variance to the sign for the <br />Marketplace Shopping Center with the stipulation that any future <br />C.U.P. for additional signage require that all existing signs be <br />brought into conformance. <br />pc: Kathy Glanzer <br />John Palacio <br />Jim Stellick <br />Page 12 <br />
