rINA Northwest Associated Consultants, Inc. <br />C U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada City Council <br />FROM: Stephen Grittman <br />DATE: 17 June 1992 <br />RE: Little Canada - Yorkton Ridge West <br />Preliminary Plat <br />FILE NO: 758.09 - 92.16 <br />This report is intended to summarize the current situation on the <br />Yorkton Ridge West proposal. Last June 26, the Council had <br />approved a preliminary plat for this property based on a variance <br />to permit a long cul -de -sac. This approval was contingent on <br />retention of a fifty foot right -of -way for utilities and future <br />road connection, a cash escrow for future improvement of the right - <br />of -way, and resolution of the access issue over the Fasciana <br />property. <br />A new developer, Heritage Development, is proposing to pursue this <br />plat. Since the previous approval was never final platted, that <br />preliminary plat expired. Heritage would like to have the <br />preliminary plat re- approved with a simultaneous final plat <br />approval, all completed in July. The Subdivision Ordinance permits <br />this process.
