This area is <br />marked by wetland, difficult topography, and City boundaries on <br />three sides. The concept illustrates single family development <br />with the following features: <br />o Connection to County Road D on the north. <br />o Connection to LaBore Road at the NSP easement. <br />o Connection to Beam Avenue on the south. <br />o Connection to future Maplewood single family neighborhoods on <br />the east. <br />o Trail connection via NSP easement. <br />o Potential extension to Maplewood area on the south. <br />The topography, wetland, and street patterns would result in very <br />attractive lots. These same issues would result in expensive <br />improvements, however, especially on a cost per lot basis. If the <br />City is favorable towards this plan, or some amendment of it, we <br />should attempt to follow up with Maplewood staff, and take steps to <br />formally adopt it as an amendment to the Comprehensive Plan.
