2. The area is fenced and screened from view of neighboring <br />residential uses and districts in compliance with Section <br />903.020.G of this Ordinance. <br />3. Storage is screened from view of the public right -of -way in <br />compliance with Section 903.020.G of this Ordinance. <br />4. Storage area is blacktop or concrete. <br />5. All lighting shall be hooded and so directed that the light <br />source shall not be visible from the public right -of -way or <br />from neighboring residences and shall be in compliance with <br />Section 903.030.I of this Ordinance. <br />6. Area does not take up parking as required for conformity to <br />this Ordinance. <br />7. The provisions of Section 921.010.0 of this Ordinance are <br />considered and satisfactorily met. <br />The Slumberland parcel totals approximately 688,000 square feet, 20 <br />percent of which is 172,000 square feet. The building totals just <br />over 149,000 square feet, 75 percent of which is 111,800 square <br />feet. Thus, the maximum allowable trailer parking is the 111,800 <br />square foot figure. The area devoted to trailer parking on the <br />proposed plan, including maneuvering area, is 43,750 square feet, <br />well within the amount allowed. The new trailer area would <br />displace nine existing trees which were planted to screen the <br />previous trailer area. These are to be moved to the west to <br />continue this screening. <br />The plan illustrates new paving and curbing to be located in this <br />area, as well as for the additional automobile parking proposed. <br />RECOMMENDATION <br />We believe that the Slumberland Conditional Use Permit amendment is <br />appropriate to allow continued control of the activity on the site. <br />The proposal meets all Ordinance requirements in this regard. <br />pc: John Palacio <br />Kathy Glanzer <br />Eric Hagman <br />2 <br />Page 15 <br />
