Setbacks. The reconfigured lot line establishes a side yard <br />setback of 11.2 feet from the property's existing house. The <br />Zoning Ordinance allows a minimum side yard setback of five feet if <br />the house existed prior to 25 June 1980, or a 10 foot setback if <br />the house was established after that date. Regardless of the time <br />at which the home was constructed, R -1 setback requirements have <br />been satisfied. <br />Easements. The submitted certificate of survey has appropriately <br />illustrated six foot wide drainage and utility easements along all <br />property lines. <br />Park Dedication. As a condition of subdivision approval, the <br />applicant should make the appropriate cash contribution to the <br />City's park fund for the newly created lot. <br />RECOMMENDATION <br />The proposed lot split confo is to all minimum lot size and setback <br />standards imposed in the R -1 Zoning District. As such, our office <br />recommends approval of the requested lot split subject to the <br />following conditions: <br />1. The applicant satisfy necessary park dedication /cash <br />contribution requirements for the newly created lot. <br />2.
