Northwest Associated Consultants, Inc. <br />U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: 8 September 1992 <br />RE: Little Canada - Presbyterian Homes CUP <br />FILE NO: 758.09 - 92.11 <br />BACKGROUND <br />This report will address the Conditional Use Permit application of <br />Presbyterian Homes for a 93 unit senior housing project, subject to <br />the rezoning of their property on Market Place Drive. The rezoning <br />to R -B, Residential- Business is discussed in a separate report. In <br />the R -B District, senior housing is a conditional use, that is, to <br />be allowed under a specific set of conditions described in the <br />Zoning District regulations and the Comprehensive Plan. <br />ANALYSIS <br />As a development which requires a Conditional Use Permit, the <br />senior housing project must meet the following general <br />requirements: <br />1. The proposed action has been considered in relation to the <br />specific policies and provisions of and has been found to be <br />consistent with the official City Comprehensive Land Use Plan. <br />2. The proposed site is or will be compatible with present and <br />future land uses of the area. <br />3. The proposed use conforms with all performance standards <br />contained herein. <br />4.
