OTHER ISSUES <br />Setbacks. The building is well within all required setbacks. The <br />parking lot on the north corner appears to be close to the required <br />5 foot setback. <br />Density. The number of units allowed on the property is controlled <br />by the unit mix. One bedroom units are allowed at the rate of one <br />per 1,500 square feet of lot area. Two bedroom units are allowed <br />at one unit per 2,000 square feet. This.proposal shows 69 one <br />bedroom units and 24 two bedroom units, requiring 151,500 square <br />feet of lot area. The parcel is 157,252 square feet in area, <br />exceeding the minimum requirement. <br />Landscaping. The building is designed in a horseshoe shape, <br />creating a courtyard to the rear. This area is landscaped with <br />lawn, a gazebo, walking path, trees, shrubs, and flower gardens, as <br />well as a patio area and horseshoe pits. Most of the rest of the <br />site is landscaped with trees and shrubs. The southeast corner of <br />the site is proposed to be planted in prairie grasses and wild <br />flowers. Our only comment would be to provide walkway through the <br />prairie grass area rather than just in the confines of the <br />"courtyard ". <br />RECOMMENDATION <br />We believe that the plans for the Presbyterian Homes Senior Housing <br />are appropriate for the site and generally in compliance with <br />Ordinance requirements.
