MINUTES <br />PLANNING COMMISSION <br />NOVEMBER 12, 1992 <br />Mr. Pazderski, property owner in the area, felt that the <br />house proposed was too large for the lot. Pazderski also <br />had concern that the garage would face north and the <br />driveway would be near the cul -de -sac. Pazderski pointed <br />out that there are already three driveways emptying out <br />on the cul -de -sac. <br />Keis asked about a five foot setback on the east property <br />line in order to lessen the variance on the west property <br />line. <br />The Planner stated that this was discussed, however, did <br />not feel it was an ideal situation since there would then <br />be a variance on both sides of the house, rather than <br />just one. <br />Garske suggested that the house be moved further south. <br />Pedersen pointed out that the house would then be <br />out -of -line with the others on the street. <br />Garske did not feel that would be a problem since it is a <br />corner lot. <br />Ms. Ballenthin stated that their concern is that there <br />could be a lot cars parked in the driveway, which would <br />reduce visibility at the corner. <br />Carson felt the best way to build on the lot and address <br />the concerns raised would be to place the garage on the <br />south end of the lot. Carson asked if the Planning <br />Commission could dictate the layout of a house on a lot. <br />The Planner reported that he would prefer to address the <br />layout as part of the variance action. The Planner felt <br />that if the variance being requested is approved based on <br />the house design proposed, a stipulation should be <br />included in the approval prohibiting the property owner <br />from infringing any further into the corner site line. <br />DeLonais questioned whether or not the Planning <br />Commission should act on this matter since the applicant <br />is not present. <br />The Planner replied that the Planning Commission can act <br />on the request based on the site plan submitted. <br />Page 2 <br />
