NORTHWEST ASSOCIATED CONSULTANTS, INC. <br />4800 Olson Memorial Highway, Suite 202, Golden Valley, MN 56422 <br />Telephone: 783.231 .2555 Facsimile: 783. 231.2501 planners@nacplanning.coin <br />MEMORANDUM <br />TO: Mayor Blesener and Little Canada City Council <br />FROM: Stephen Grittman <br />DATE: August 9, 2013 <br />RE: Little Canada — Krebsbach Conditional Use Permit for Outdoor <br />Storage and Interim Use Permit for Off-site Outdoor Storage <br />FILE NO: 758.09 —13.10 <br />Background and Analysis <br />At the last City Council meeting, the Council tabled action on these permits pending the <br />applicant's ability to show that vehicle parking and storage was of an amount which <br />could be managed and compatible with the issuance of the off-site storage IUP. The <br />applicant has provided two additional documents in support of his application, one being <br />a letter which engages a fencing company to undertake the required screening, and the <br />second being an updated site plan that show the limits of the allowable storage areas at <br />the rear of the property. <br />The site plan identifies the specific locations for storage (all behind the building, and <br />assigned by tenant), including the off -site storage (labeled "Joes "). The off-site area is <br />currently fenced and separate from the remainder of the rear yard storage. <br />The site plan also shows parking areas in front and along the south side of the building. <br />The parking area would be capable of accommodating more than 35 vehicles if properly <br />arranged and managed. As previously noted, the parking areas may be utilized for <br />employee and customer cars provided that all such cars are licensed, operable, and <br />occupying the parking area for a short-term duration. This would include customer cars <br />that are awaiting service provided they meet the above limitations. Vehicles that do not <br />meet all of these criteria are considered storage, and must be kept only in an approved <br />storage location. <br />2 <br />
