Should those structures deteriorate, <br />what sort of redevelopment would the City be looking <br />for for that area. <br />DeLonais felt that the Commission should start with a <br />review of the City's zoning map. <br />Keis felt that the Commission needed to be more <br />proactive than reactive, but stated that he had no <br />problem with updating only certain sections of the comp <br />plan. <br />The City Planner pointed out that updating the comp <br />plan as pertains to 50% of the City will not cut the <br />cost by 50 %. The Planner pointed out that identifying <br />the key issues that the City is faced with will take <br />the bulk of the time involved in updating the plan. <br />DeLonais stressed the need to review the zoning map to <br />see if there are other areas of the City that should be <br />addressed other than those key areas he mentioned <br />earlier. <br />Drabik asked if just the Rice Street area could be <br />isolated in a plan update. <br />The Planner replied that a redevelopment plan can be <br />done for Rice Street and adopted as an amendment to the <br />comp plan similar to what was done for Little Canada <br />Road. The Planner stated that his concern was that <br />this doesn't really get to the heart of the issue and <br />assist staff in providing information to developers. <br />The Planner pointed out as an example a developer <br />coming in with a redevelopment proposal for Rice <br />Street, and the developer's interest in a greater depth <br />of property along Rice Street than what currently <br />exists. Would the City be willing to rezone property <br />to commercial to a greater depth than currently exists <br />along Rice Street? <br />Drabik stated that she would like to go through the <br />comp plan document to try to identify the issues and <br />determine if there is some updating that can be handled <br />internally. <br />Knudsen asked if there was value in having the <br />framework of the existing plan to work from. <br />The City Planner replied that the framework is helpful, <br />but the cost of updating the plan is involved in <br />filling in the framework, facilitating meetings of the <br />Planning Commission and City Council with the general <br />Page 6 <br />
