Setbacks. As shown on the submitted site plan (Exhibit C), the
proposed storage structures would lie in the eastern portion of the
site. According to the PUD section of the Zoning Ordinance, all
front and side yard setbacks, as provided in the base zoning
district, must be maintained. The proposed structures meet all
applicable B -W District setback requirements.
Off - Street Parking. The proposed storage building construction
will not affect off - street parking demand. As a condition of PUD
amendment approval, however, the recently submitted site plan
should be revised to illustrate all individual parking stalls.
Structure Height. The height of the proposed storage structures
has not been specified. According to the applicable B -W District
provisions, the proposed structures may not exceed three stories or
36 feet in height, whichever is least. Heights of the proposed
structures should be specified as a condition of amendment
approval.
Structure Use. In neither previous submissions nor in the recently
submitted site plan has the use of the various site structures been
identified. The nature of the PUD is to provide the City with a
level of control over the use of the subject property. In this
regard, the use of all site structures should be identified as a
condition of amendment approval. In addition, all past building
additions should be illustrated.
Grading and Drainage. The construction of the proposed accessory
structures may have an impact upon site drainage. To provide an
assurance against potential negative impacts, a grading and
drainage plan should be submitted subject to approval of the City
Engineer.
Lighting. As shown on the proposed site plan, four field lights
currently exist in the area where storage buildings are to be
constructed. With the exception of the southeasternmost fixture,
all lighting fixture locations are to remain. The fixture to be
relocated is to be shifted 10 feet to the southwest to accommodate
building construction.
Structure Separation. According to the Zoning Ordinance, no
building within a PUD may be nearer to another building than one -
half the sum of the building heights of the two buildings.
Conformance to this provision cannot be determined until structure
heights are specified.
2
Page 17
