Setbacks. As shown on the submitted site plan (Exhibit C), the <br />proposed storage structures would lie in the eastern portion of the <br />site. According to the PUD section of the Zoning Ordinance, all <br />front and side yard setbacks, as provided in the base zoning <br />district, must be maintained. The proposed structures meet all <br />applicable B -W District setback requirements. <br />Off - Street Parking. The proposed storage building construction <br />will not affect off - street parking demand. As a condition of PUD <br />amendment approval, however, the recently submitted site plan <br />should be revised to illustrate all individual parking stalls. <br />Structure Height. The height of the proposed storage structures <br />has not been specified. According to the applicable B -W District <br />provisions, the proposed structures may not exceed three stories or <br />36 feet in height, whichever is least. Heights of the proposed <br />structures should be specified as a condition of amendment <br />approval. <br />Structure Use. In neither previous submissions nor in the recently <br />submitted site plan has the use of the various site structures been <br />identified. The nature of the PUD is to provide the City with a <br />level of control over the use of the subject property. In this <br />regard, the use of all site structures should be identified as a <br />condition of amendment approval. In addition, all past building <br />additions should be illustrated. <br />Grading and Drainage. The construction of the proposed accessory <br />structures may have an impact upon site drainage. To provide an <br />assurance against potential negative impacts, a grading and <br />drainage plan should be submitted subject to approval of the City <br />Engineer. <br />Lighting. As shown on the proposed site plan, four field lights <br />currently exist in the area where storage buildings are to be <br />constructed. With the exception of the southeasternmost fixture, <br />all lighting fixture locations are to remain. The fixture to be <br />relocated is to be shifted 10 feet to the southwest to accommodate <br />building construction. <br />Structure Separation. According to the Zoning Ordinance, no <br />building within a PUD may be nearer to another building than one - <br />half the sum of the building heights of the two buildings. <br />Conformance to this provision cannot be determined until structure <br />heights are specified. <br />2 <br />Page 17 <br />
