The garden center would <br />operate from April through June and specialize in the sale of <br />annual and perennial bedding and potted plants, hanging baskets, <br />and related items. The subject site is zoned B -3, General <br />Business, which allows outdoor sales as a principal or accessory <br />use by conditional use permit. <br />Attached for reference: <br />Exhibit A - Site Location <br />Exhibit B - Site Plan <br />ISSUES ANALYSIS <br />Setbacks. Within B -3 Zoning Districts, a 40 foot front yard <br />setback must be maintained for structures. In review of the site <br />plan, it appears a front yard setback of ± 30 feet is proposed for <br />the garden center.
