We recommend the <br />grading plan be revised to address the following concerns. <br />Storm water runoff from the property is proposed to be directed easterly to Centerville <br />Road. Site drainage should not be allowed to flow onto the neighboring property to the <br />north. <br />In order to control site runoff and provide for snow removal, we recommend that the first <br />six (6) feet behind proposed curbing be sloped at a 2% grade to drain back onto the paved <br />surface. Site grading should not exceed a 4:1 slope so that established turf areas remain <br />maintainable. A retaining wall may be required in order to meet these requirements. <br />The placement of a business on this site may affect area street traffic patterns. A 16' wide <br />entrance proposed for the site is insufficient for two -way traffic. The property accesses may <br />have to be Limited to one way in and one way out. An access permit from Ramsey County <br />will be required.
