While it has never been suggested that the City take positive steps <br />to remove the Single Family Residential uses from the area, the R -B <br />District could appear to be seen as a district which is designed to <br />promote the long term continuation of residential land use. This <br />did not reflect what we believed to be the direction of the City <br />based on the previously adopted planning statements. As a result, <br />we viewed the B -3, General Business zoning of the Gerten site as <br />the most appropriate action. <br />With regard to the Conditional Use Permit, the site plan proposal <br />was reviewed at the original rezoning review. The primary issue <br />arising out of that discussion involved the use of the curb cut <br />access on Little Canada Road. We would recommend that the site be <br />developed to allow right- turn -in, right- turn -out traffic only. <br />This should not prove to be any hardship to the use of the property <br />since the general flow of traffic is likely to follow this pattern <br />naturally.
