r-- <br />NA Northwest Associated Consultants, Inc. <br />I U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />MEMORANDUM <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: 10 May 1993 <br />RE: Little Canada - Gerten Rezoning /Conditional Use <br />FILE NO: 758.09 - 93.05 <br />BACKGROUND <br />At its regular meeting in April, the City Council approved the <br />rezoning for the Gerten property to R -B, Residential Business <br />District rather than the proposed B -3, General Business District. <br />As a result, the office use of the property requires a Conditional <br />Use Permit. Mr. Gerten has applied for the appropriate CUP in <br />response to the City Council's action. <br />ANALYSIS <br />There has been some discussion as to the reasons for suggesting a <br />B -3 zoning on this parcel. In our view, General Business is the <br />most appropriate zoning district for the area. This is supported <br />by the past City actions which affected the Little Canada Road/ <br />Centerville Road land use. The Comprehensive Plan suggests that <br />the entire area is appropriate for higher intensity use, <br />specifically commercial office space. The Development District <br />Plan reinforces that direction by suggesting that the area will <br />need to see redevelopment of the single family homes. Most <br />recently, the City adopted a Redevelopment Plan for the area under <br />which the Fire Hall was constructed.
