compliance and parking lot paving. We believe that the Franklin
Drywall proposal is consistent with City Council action in the
Precision Tree case.
While the primary objectives of the Planned Unit Development
District still stand, allowing re -use of the properties in the
District is possible. The main concern is to be certain that the
property continues to be a candidate for redevelopment, and that
the costs of that redevelopment are not inflated by investment in
the property which does not meet the District objectives. The
Franklin project satisfies this concern.
From a site planning perspective, the proposal as submitted is
acceptable, with one alteration. While the number of parking
spaces is appropriate for the building size and use, the two spaces
located nearest the garage should be moved east to allow access to
the garage without obstruction.
SUMMARY
The proposed Franklin Drywall development appears to be consistent
with the action taken in the Precision Tree project last fall. We
believe that with the modification to the parking layout as
discussed, the project is eligible for a PUD Permit.
cc: Kathy Glanzer
John Palacio
Philip Franklin
Mark Malsam
2
Page 52
