MINUTES <br />PLANNING COMMISSION <br />APRIL 8, 1993 <br />Gerten reported that he has reviewed the City Planner's <br />report dated April 5, 1993. Gerten reported that his <br />primary concern with the Planner's recommendation is <br />for screening of the site. Gerten reported that he <br />does feel a buffer is necessary adjacent to the <br />residential property, but pointed out that there will <br />be limited traffic to the site. Gerten also pointed <br />out that the property to the northwest will hardly be <br />affected by the business since the business activity <br />will be oriented to the east. The law office will be <br />open Monday through Friday from 7 A.M. to 5 or 6 P.M. <br />DeLonais pointed out that driveways are planned on both <br />Little Canada Road and Centerville Road. <br />Gerten replied that this was correct. Gerten indicated <br />that most of the traffic will use the Centerville Road <br />access point. Gerten indicated that one of the <br />detached garage will be removed. The upper floor of <br />the structure will be used as office space and the <br />basement level will be used for storage. <br />Keis asked about renovations to the exterior of the <br />structure. <br />Gerten pointed out that the exterior of the structure <br />was brick, therefore, renovations would be limited. <br />Gerten did indicated that the exterior of the garage <br />near the freeway fence will be improved. Gerten also <br />reported that one sign identifying the law office will <br />be erected on the Little Canada Road side of the <br />property. <br />Garske asked about the Centerville Road access. <br />Gerten replied that there is currently no access via <br />Centerville Road, however, there is an existing curb <br />cut that will be utilized. <br />The City Planner indicated that the site plan seems to <br />work, and the proposed zoning is what has been <br />anticipated for the area for quite a long time. <br />Garske was concerned about the traffic in and out of <br />the site. <br />The City Planner felt that the Centerville Road access <br />was the better of the two, and felt that the Little <br />Canada Road access would be used for right turn exits. <br />Page 2 <br />Page 11 <br />
