The area is <br />zoned I -1, Light Industrial District, and currently has no City <br />sanitary sewer. <br />In 1988, this property was granted a Conditional Use Permit for a <br />Planned Unit Development which was intended for a number of things, <br />including to allow a limited amount of expansion of the operation <br />and joint use of the driveway and parking facilities, as well as to <br />limit the auto salvage activities and ensure access to the south <br />portions of both the R & S property and the property to the west. <br />As a part of the 1988 action, a 50 foot road right -of -way was <br />dedicated along the west property line. Twenty feet of the right - <br />of -way came from the adjoining parcel. <br />ANALYSIS <br />The proposal for a PUD amendment is processed similar to a new <br />application. The addition to the R & S building, under the PUD <br />guidelines, should be accompanied by a tangible benefit to the <br />City. Considering the long standing property conditions in the <br />Woodlyn Avenue area, such a benefit could include full compliance <br />with the City's Zoning Ordinance performance standards for <br />5775 Wayzata Blvd. • Suite 555 • St. Louis Park, MN 55416 (612) 595- 9636•Fax. 595 -9837 <br />Page 18 <br />
