Northwest Associated Consultants, Inc. <br />U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Kyle Brown /Scott Richards <br />DATE: 6 July 1993 <br />RE: Little Canada - R & S Automotive Planned <br />Unit Development <br />FILE NO: 758.09 - 93.16 - <br />BACKGROUND <br />R & S Automotive has requested that their existing PUD be amended <br />to peLmit the expansion of the R & S building and to "share" <br />parking with their adjacent property to the south. The area is <br />zoned I -1, Light Industrial District, and currently has no City <br />sanitary sewer. <br />In 1988, this property was granted a Conditional Use Permit for a <br />Planned Unit Development which was intended to allow a limited <br />amount of expansion of the operation and joint use of the driveway <br />and parking facilities, as well as to limit the auto salvage <br />activities and ensure access to the south portions of both the R & <br />S property and the property to the west. As a part of the 1988 <br />action, a 50 foot road right -of -way was dedicated along the west <br />property line. Twenty feet of the right -of -way came from the <br />adjoining parcel. <br />The applicant has received concept stage approval for the PUD <br />amendment contingent on the submission of complete site and <br />landscaping plans. The applicant is now seeking development stage <br />and final stage approval from the City.
