N Northwest Associated Consultants, Inc. <br />C U R B A N P L A N N I N G D E S I Q N M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Cary Teague /Stephen Grittman <br />DATE: 7 June 1993 <br />RE: <br />FILE NO: <br />BACKGROUND <br />Little Canada - Fredrickshaven Second <br />Addition - Concept Plan Review <br />758.09 - 93.15 <br />Mr. Fred Schletty has applied for a Sketch Plan review of a 12 lot <br />single family development west of Edgerton Street and north of <br />Sunrise Drive. The proposed is for Phase II of Fredrickshaven. <br />The purpose of the Sketch Plan review is to allow some preliminary <br />review by the City prior to a full Preliminary Plat review. This <br />review is for general concept only, and is not intended to focus on <br />development details, although certain issues will bear more heavily <br />than others. The developer is cautioned that concept review does <br />not assure that any future approvals may be forthcoming, <br />particularly without public hearing input. The purpose is to <br />establish an initial set of issues which the developer will have to <br />be able to address satisfactorily if the project is to proceed <br />beyond concept stage. <br />ANALYSIS <br />The proposed subdivision is located within the R -1, Single Family <br />Residential District. Development of this property as proposed <br />will raise several issues.
