(f) The exact locations, widths, and names of all streets to be <br />dedicated. <br />(g) Name and address of surveyor making the plat. <br />(h) Scale of plat (the scale to be shown graphically on a bar <br />scale), date and north arrow. <br />(i) Statement dedicating all easements as follows: Easements for <br />installation and maintenance of utilities and drainage <br />facilities are reserved over, across, under and along the <br />strips marked "utility easements ". <br />(j) Statement dedicating all streets, alleys and other public <br />areas not previously dedicated as follows: Streets, alleys <br />and other public areas shown on this plat and not heretofore <br />dedicated to public use are hereby so dedicated. <br />This final plat should be submitted as a condition of approval. <br />Blocks. The proposed block lengths conform to the City's <br />Subdivision Ordinance requirements. <br />Lot Size and Setbacks. The preliminary plat submitted by the <br />applicant proposes 12 single family lots. A house currently exists <br />on Lot 10 of the subdivision. This lot accounts for approximately <br />half of the entire site area and is accessed north of Lot 11. <br />The minimum lot size within the R -1 Zoning District is 10,000 <br />square feet. All proposed lots meet this minimum requirement. All <br />homes to be built must set at least 30 feet back from road rights - <br />of -way, and rear lot lines, and 10 feet back from side lot lines. <br />Streets. Lots will be accessed from a proposed cul -de -sac that <br />intersects with Edgerton Street. The Subdivision Ordinance <br />requires that cul -de -sacs be no longer than 500 feet in length. <br />The proposed cul -de -sac is roughly 800 feet long, therefore a <br />variance from the City's minimum requirement is required. The <br />topography of the site and the surrounding wetlands present natural <br />barriers which discourage the establishment of a complete street <br />network in this area. Therefore, we believe a variance for cul -de- <br />sac length is appropriate. <br />Easements. The Subdivision Ordinance requires easements for <br />utilities of at least six feet in width to be provided along all <br />lot lines. Additional easements will be required over existing <br />sewer lines within the subdivision. These easements should be <br />illustrated on the final plat. <br />Grading and Drainage. The applicant has submitted a grading and <br />drainage plan for the site. This should be subject to review and <br />approval by the City Engineer. <br />3 <br />Page 46 <br />
