Wetlands. The northwestern and southwestern portions of the <br />property are located within large protected wetland areas. The <br />applicant is proposing to fill 7,000 square feet of wetland and <br />mitigate 8,800 square feet. No excavation or filling may occur <br />within the wetland areas without permits from the DNR, and the U.S. <br />Army Corps of Engineers. This plan should also be subject to <br />review and approval by the Watershed District as a condition of <br />plat approval. <br />Utilities. The applicant has submitted a preliminary utilities <br />plan. This plan should be subject to review and approval by the <br />City Engineer. <br />Park Dedication. The plat should be subject to review by the Park <br />Commission to determine appropriate park dedication requirements. <br />CONCLUSION <br />Generally, the proposed plat meets the City's required design <br />standards. Furthermore, the variance on cul -de -sac Iength appears <br />to be justified based on natural features.
