MINUTES <br />PLANNING COMMISSION <br />JUNE 10, 1993 <br />ZONING <br />MAP <br />ADJOURN <br />about the ability of an association to police the area <br />versus the single - family homeowners policing their <br />property. <br />Garske reported that he also discussed the matter with <br />homeowners in the area, and felt that some of the <br />property owners may be softening to the townhome <br />proposal. Garske indicated that there was concern that <br />once the property is rezoned, the project would change. <br />The City Planner pointed out that under a PUD the <br />project could not be changed without City approval. <br />The PUD would control site improvements, building size <br />and valuations, etc. The Planner pointed out that <br />under a single - family zoning, the City would have no <br />control over the size and value of homes that could be <br />built on the site. <br />Carson pointed out that the townhomes proposed by Pratt <br />would be over $200,000 in value, and he did not <br />anticipate this becoming rental property. <br />The Planner pointed out that the developer could not <br />afford to build low -end homes on this property given <br />the price that the developer will be required to pay <br />for the property. <br />Drabik asked if twin homes or single - family homes would <br />provide more benefit to the City. <br />The Planner pointed out that twin homes would be less <br />costly for the City because there are fewer utilities <br />to maintain. However, the Planner felt that the <br />differences to the City were minimal. The Planner felt <br />that the Commission needed to look at the issue from <br />both an environmental standpoint as well as a land use <br />standpoint. <br />DeLonais asked for updated zoning maps. <br />The Planner replied that the maps were currently being <br />finalized and would be sent to the Commissioners <br />shortly. <br />DeLonais recommended that the meeting be adjourned. <br />Motion seconded by Keis. <br />Motion carried 7 - 0. <br />There being no further business, the meeting was <br />adjourned at 8:45 P.M. <br />R s ctfully! submitted, <br />< dc-i_<,/ ty/'�-:— ti <br />athy Glanzer, Recording Secretary <br />Page 10 <br />
