MINUTES <br />PLANNING COMMISSION <br />JUNE 10, 1993 <br />Mr. Vogt reported that there is a visibility problem <br />for his business, noting that the condition of the <br />adjacent property, i.e. overgrown weeds, etc., blocks <br />visibility of the Gas N Go Superette for traffic on <br />Rice Street coming from the south. Mr. Vogt showed the <br />Commission pictures of the property to the south as <br />well as pictures of other properties along Rice Street. <br />Mr. Vogt was dismayed over the condition of some of <br />these properties, and reported that he came to Little <br />Canada to try and run a legitimate business. Mr. Vogt <br />reported that he had plans to clean up his own site and <br />wished to run a good business. <br />Mr. Vogt did not believe his request for a sign height <br />variance was out -of -line. Vogt pointed out the <br />businesses on the Roseville side of Rice Street are <br />allowed higher signs than those on the Little Canada <br />side. Vogt reported that there is tremendous traffic <br />at the intersection of Rice Street and County Road C, <br />and felt that good signage was very important to <br />attract customers. <br />DeLonais suggested that in order to attract traffic <br />from County Road C, the pylon would be better located <br />on the County Road C frontage of the property. <br />Vogt reported that according to the State's traffic <br />counts there are 25,000 cars per day through that <br />intersection, but only a third come from County Road C. <br />Therefore, the pylon was more beneficial located on <br />Rice Street. <br />Schletty asked what kind of sign heights Roseville <br />allows along Rice Street. <br />Tom Vogt reported that the new Walgreen's that is <br />currently under construction will be allowed a 25 foot <br />high pylon with a 10 foot setback and 100 square feet <br />of sign face counted on one side. <br />With regard to Mr. Vogt's list of signs, the Planner <br />pointed out that 30 feet is allowed for properties <br />adjacent to the freeway, while other signs that listed <br />were grandfathered in since they existed prior to <br />adoption of the City's sign ordinance. Once changes <br />are made to those properties, these signs will have to <br />be brought into conformance with the ordinance. <br />Page 2 <br />
