Vogt also pointed <br />out that the Roseville ordinance provided for higher <br />pylons along Rice Street, thus allowing Roseville <br />businesses to do a better job of signing their property <br />than Little Canada businesses can. <br />Drabik asked if the tree in front of the Klein property <br />can be addressed. <br />The City Planner suggested that MN DOT could be <br />contacted regarding the tree since the tree could be <br />blocking the semi -fore, therefore, a traffic hazard. <br />Garske asked how high the Food N Fuel sign was. <br />Tom Vogt indicated that Food N Fuel has their sign on <br />their canopy, which is 18 feet high. <br />The City Planner pointed out that the Food N Fuel <br />canopy is setback further into the property. The <br />ordinance allows for an increased height the further <br />into the property a sign is set. <br />Carson asked the height of the semi -fore. <br />Tom Vogt estimated the height at 20 feet at the top of <br />the pole. <br />Knudsen asked the sign heights allowed along the <br />Roseville side of Rice Street. <br />Tom Vogt reported that the new Walgreen's will be <br />allowed a 25 foot high sign. <br />The City Planner reported that Roseville limits gas <br />station signs at 20 feet in height. <br />DeLonais suggested that the Commission table action on <br />this matter pending more information on the Roseville <br />sign ordinance. <br />The City Planner suggested if the Commission is <br />concerned about the Roseville ordinance, that would <br />involve a concern with Little Canada's sign ordinance. <br />The Planner pointed out that Gas N Go is requesting a <br />sign variance, and it was his opinion that there was no <br />hardship present to warrant granting the variance. The <br />Planner pointed out that the ordinance requires that <br />there be unique special conditions or a physical <br />hardship present in order to justify granting a <br />variance. If the City wants to match the Roseville <br />ordinance, then a sign ordinance amendment should be <br />considered. The Planner pointed out the issue of the <br />Page 4 <br />
