The proposed "Open or outdoor service, sale and rental" operation <br />is a conditionally permitted use within the I -1 Zoning District. <br />The most significant conditions relating to the proposal as <br />outlined in Section 913.040 (A)(B) are twofold: 1) Screening of <br />the truck storage area, and 2) Number of parking spaces provided. <br />First, the rental trucks and trailers are proposed for storage <br />adjacent to a non - conforming residential trailer park. City Code <br />states that these outdoor storage areas must be screened from view <br />of all residential areas, and public right -of -ways. Therefore, the <br />applicants must screen the trucks and trailers from view of the <br />trailer park and traffic on County Drive. <br />Second, with the addition of the new building, the site is required <br />to have 22 parking spaces provided for its customers. As shown on <br />the site plan, there are 21 provided. The original site plan <br />submitted showed just 21. Therefore, an additional space must be <br />added to meet the City requirement. <br />2. The proposed site is or will be compatible with the present <br />and future land uses of the area. <br />The proposed storage of trucks is a conditionally permitted use on <br />the property, however, it is not a compatible use with the <br />residential trailer park to the West. However, the trailer park is <br />zoned "I -P" Industrial Park District, therefore the proposal is <br />compatible with the future land use. <br />Because of the current conflicting land uses, the proposed outdoor <br />storage area will have to be screened from view from the trailer <br />park. <br />3. The proposed use conforms with all performance standards <br />contained herein. <br />Because the proposed "outdoor use" must be screened, the applicant <br />must submit a site plan showing proposed screening landscaping and <br />site work consistent with Section 903.020 of the Municipal Code. <br />4. The proposed use will not tend to or actually depreciate the <br />area in which it is proposed. <br />As long as properly screened, and well maintained, the proposed use <br />should not depreciate the area. <br />5. The proposed use can be accommodated with existing public <br />services and will not overburden the City's service capacity. <br />Storage of U -haul trucks and trailers will have no effect on the <br />City's public service capacity. <br />2 <br />Page 26 <br />
