Lot Access. Lot 2 may gain access from either East Rose Place or <br />Lake Shore Avenue. Lot 1 will continue to gain access off of the <br />Lake Shore Avenue cul -de -sac. <br />Lot Size and Setbacks. The City's minimum zoning requirements are <br />listed below: <br />MINIMUM ZONING REQUIREMENTS <br />Setbacks <br />Area Width Front Side Rear <br />Lots 11,000 s.f 80' 30' 10' 30' <br />Lot 1 19,947 s.f. 120' *25' 11.75' NA <br />Lot 2 11,700 s.f. 100' Lot will be vacant <br />* Lean -to structure located on the detached garage does not meet <br />the required 30 foot setback. <br />As shown on the preceding chart, both lots meet the City's minimum <br />area and width requirements. However, there is an existing lean -to <br />located on the detached garage, which does not meet the required 30 <br />foot setback. If this structure were removed or relocated to the <br />North side, the garage itself meets all setback requirements. <br />Utilities. All necessary Utilities are in place, and available to <br />the proposed lots. <br />Park Dedication. As required with all subdivisions within the <br />City, the applicant is required to dedicate land or cash in lieu of <br />land for parks, trails or other public uses.
