Northwest Associated Consultants, Inc. <br />U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Cary Teague /Stephen Grittman <br />DATE: 6 August 1993 <br />RE: Little Canada - Market Place, CUP Amendment <br />FILE NO: 758.09 - 93.24 <br />BACKGROUND <br />Market Place Shopping Center is requesting a conditional use permit <br />to amend their Planned Unit Development (PUD). The purpose of the <br />request is to re -align the entrance to the shopping center, while <br />tearing down the Burger King and Pizza Hut. The proposal provides <br />additional parking for Rainbow foods, increases visibility, and <br />creates a deceleration and acceleration lane on Rice Street, North <br />and South of the entrance to provide easier ingress /egress to the <br />shopping center. <br />Attached for Reference: <br />Exhibit A - Site Location <br />Exhibit B - Site Plan, Existing <br />Exhibit C - Site Plan, Proposed <br />ANALYSIS <br />The attached exhibit displays the site area with the proposed <br />parking area and additional traffic lanes. Discussed below are <br />issues relevant to the proposal. <br />Parking. The Market Place Shopping Center requires 588 parking <br />stalls. The existing parking provides for 722 spaces. The <br />proposal provides for an additional 82 spaces, thus well exceeding <br />the minimum required.
