The purpose of the <br />request is to re -align the entrance to the shopping center, while <br />tearing down the Burger King and Pizza Hut. The proposal provides <br />additional parking for Rainbow foods, increases visibility, and <br />creates a deceleration and acceleration lane on Rice Street, North <br />and South of the entrance to provide easier ingress /egress to the <br />shopping center. <br />Attached for Reference: <br />Exhibit A - Site Location <br />Exhibit B - Site Plan, Existing <br />Exhibit C - Site Plan, Proposed <br />ANALYSIS <br />The attached exhibit displays the site area with the proposed <br />parking area and additional traffic lanes. Discussed below are <br />issues relevant to the proposal. <br />Parking. The Market Place Shopping Center requires 588 parking <br />stalls. The existing parking provides for 722 spaces. The <br />proposal provides for an additional 82 spaces, thus well exceeding <br />the minimum required.
