2. The area is fenced and screened from view of neighboring
residential uses and districts in compliance with Section
903.020 (G) of the Municipal Code.
3. Storage is screened from view of the public right -of -way in
compliance with Section 903.020. (G) of the Municipal Code.
4. Storage area is black top or concrete.
5. All lighting shall be hooded and so directed that the light
source shall not be visible from the public right -of -way or
from neighboring residences and shall be in compliance with
Section 903.030 (I) of the Municipal Code.
6. Area does not take up parking as required by City Code.
7. The provisions of Section 921.010 (C) of the City Code are
considered and satisfactorily met.
The Slumberland parcel totals approximately 688,000 square feet, 20
percent of which is 172,000 square feet. The building totals just
over 149,000 square feet, 75 percent of which is 111,800 square
feet. Thus, the maximum allowable trailer parking is the 111,800
square foot figure. The area devoted to trailer parking on the
proposed plan, including maneuvering area, is 42,780 square feet,
well within the amount allowed. The new trailer area would
displace nine existing trees which were planted to screen the
previous trailer area. These are to be moved to the west to
continue this screening.
2. The proposed site is or will be compatible with the present
and future land uses of the area.
The proposed addition of semi - trailer storage is a conditionally
permitted use on the property, however, it is not a compatible use
with the adjacent residential property. However, the residential
area to the West is zoned "I -P" Industrial Park District,
therefore, the proposal is compatible with the future land use.
Because of the current conflicting land uses, the proposed outdoor
storage area will have to be screened from view of the residential
properties. Should the City not feel that the proposed screening
is adequate, it may require additions to the site plan.
3. The proposed use conforms with all performance standards
contained herein.
As mentioned above, City Ordinance requires storage areas for semi-
trailers to be screened, therefore, the applicant must adequately
screen the area from the adjacent residential property and all
public road right -of -way.
2
Page 88
