13. Park Dedication Requirements. The Developer agrees to <br />dedicate to the City of Little Canada the entirety of Outlots A and B <br />of Fredrickshaven Second Addition. In addition, the Developer agrees <br />to pay a $300 per lot Park Charge at the time of building permit <br />application for each respective lot. The Developer also agrees to <br />place visible property boundary monuments at the four corners of <br />Outlot A after the completion of all grading and construction <br />activities associated with the aforementioned improvements. It is <br />understood the monuments at the southerly two corners will be placed <br />at the water line of the pond and not at the corners due to practical <br />considerations. Developer agrees to provide title insurance for the <br />property to be dedicated to the City in an amount of not less than <br />$50,000. Developer shall pay for the cost of any such title <br />insurance. <br />14. Building Permit for Model Home. The City will issue one (1) <br />building permit to Developer to allow construction of a model home on <br />Lot 12, Block 1, Fredrickshaven Second Addition, after receipt of the <br />Letter of Credit, required in paragraph 16. No occupancy permit will <br />be granted until installation and acceptance of utilities, curb and <br />gutter, and Class V base. The recipient of the occupancy permit and <br />the occupant of the property agree that the City will not be held <br />responsible for the condition of any public improvements. The <br />Developer agrees to guaranty access to the home and to make any <br />corrections to the public improvements that are deemed necessary by <br />the City Engineer. The Developer further acknowledges that <br />installation of the public improvements is a priority and that <br />-6- <br />Page 21 <br />
