GRANT OF PERMANENT EASEMENT <br />THIS AGREEMENT, made this 740 day ,L, 1993, by <br />and between David M. Rondeau and Kathleen A. Rondeau, husband <br />and wife, Grantors, and the City of Little Canada, a municipal <br />corporation under the laws of the State of Minnesota, Grantee; <br />WITNESSETH, that the said Grantors, in consideration of One <br />and no /100 Dollar ($1.00) to them in hand paid by said Grantee, <br />and for other good and valuable consideration, the receipt of <br />which is hereby acknowledged, hereby grant and warrant to said <br />Grantee, its successor and assigns, a permanent easement for <br />trail and landscape purposes, and for ingress and egress at any <br />and all times with all machinery, equipment, and materials <br />necessary for the aforesaid purpose, in, over, and upon the <br />following described property owned by Grantors and situated in <br />Ramsey County, Minnesota, which permanent easement is described <br />as follows: <br />Permanent Easement for Trail Purposes: <br />The Northerly 6 feet of Lot 2, Block 3, Westwinds, <br />Ramsey County, Minnesota. <br />Permanent Easement for Landscape Purposes: <br />The Northerly 20 feet of Lot 2, Block 3, Westwinds, <br />Ramsey County, Minnesota. <br />TO HAVE AND HOLD said Easement unto said Grantee and its <br />assigns. The Grantors hereby warrant the title to the Easement <br />property and will defend such title against the lawful claims of <br />all persons. <br />Page 4 <br />
