MINUTES <br />PLANNING COMMISSION <br />SEPTEMBER 9, 1993 <br />Gust also reported that he has a ponding area shown on <br />the proposed plat, however, the City Engineer has not <br />commented on the plan. The pond could be either a <br />holding or treatment pond or else a shallow retention <br />pond. <br />Schletty pointed out that it appears that one housing <br />pad is located in the wetland. <br />Gust stated that this was correct, and indicated that <br />the developers intend to provide mitigation. Gust also <br />reported that the property is not a DNR- protected <br />wetland, although the Army Corps may be involved. <br />Keis asked if all setback requirements could be met on <br />the proposed lots. <br />Gust replied that they could. <br />Knudsen noted the proposed park area to the south, and <br />asked if the developers intended to provide access to <br />the park area from the cul -de -sac. <br />Gust reported that the park would be a passive park <br />since the property is very low and wet. Gust reported <br />that a walkway could be provided from the end of the <br />cul -de -sac, but questioned the practicality since the <br />topography is very steep. Gust reported that if the <br />City is not interested in this area for park, the lot <br />lines would be extended and the property added to the <br />proposed lots. Gust stated that the property is not <br />usable for additional lots. <br />Schletty asked if the houses would be slab -on- grade. <br />Gust replied that full basements are planned. Gust <br />indicated that the property where the houses are <br />proposed is not ponding area, and that water flows over <br />this property into the lower area to the south. <br />Keis asked the type of soils involved. <br />Gust indicated that the soils are sandy. <br />Drabik pointed out the City's tree replacement <br />ordinance. <br />Page 2 <br />
