McCumber - Proposed Electrical Repair Shop and <br />Storage Buildings <br />BACKGROUND <br />Mr. McCun*er proposes to construct a multiple- tenant, metal building on two lots <br />located near the intersection of County Road D and Edgerton Street (see Site Location <br />Map attached). The proposed building is one story, "L" shaped and contains 9,300 <br />square feet. <br />The applicant has previously submitted a request to build an electrical contractor's <br />business and raquetball club (see the Midwest Planning staff report dated 3 April 1978). <br />The property In question contains approximately 57,700 square feet, h currently un- <br />developed and zoned 1 -1, Light Industrial . The lot north and west of the applicant's <br />property contains a single family residence, bet is also zoned 1 -1. The adjacent <br />property on the east contains a single family residence and is zoned R -1, Single Family <br />Residence District. The land to the south is currently vacant and zoned R -1. <br />ISSUES AND ANALYSIS <br />1. Resubdivision. As mentioned in our previous staff report, the property in question <br />consists of two contiguous lots. In order to consider the applicant's proposal, it <br />must be recognized that the applicant should be required to carry out the procedures <br />necessary to combine the two Tots (resubdivide) into one property. Failure to <br />require resubdivision at this time could lead to serious problems later. Notably, <br />one or both of the lots could be sold to separate individuals, creating the possibility <br />of inadequate supportive facilities (e.g., parkirg). The applicant should check <br />the procedures with the City Clerk. <br />Page 50 <br />
