PreWire Specialists, Inc. <br />located to the south of this parcel, needs additional parking space for employee vehicles <br />and has entered into a parking lease agreement with Mr. Bordsen (see exhibits B and <br />C). <br />The following are attached for reference: <br />Exhibit A <br />Exhibit B <br />Exhibit C <br />Site survey/ site plan <br />Letter from the applicant <br />Letter from PreWire Specialists, Inc. <br />ISSUES AND ANALYSIS <br />PreWire had previously indicated that there would be sufficient space for employee and <br />company vehicle parking on -site as employees would regularly drive company vehicles <br />to their private residence overnight. A change in the company's insurance policy now <br />requires that all company vehicles be stored on -site. There is now insufficient space for <br />employee parking within the existing lot. PreWire has established a lease agreement <br />with Mr. Bordsen to provide employee parking at 2962 Rice Street. <br />The property at 2962 Rice Street is a legally non - conforming lot. Off -site employee <br />parking is only permitted through the PUD permit. Issuance of a PUD permit is subject <br />to ordinance review and application of commercial zoning standards. Some flexibility <br />may be applied in order to meet the overall objectives of the commercial PUD. The <br />
