MINUTES <br />PLANNING COMMISSION <br />MAY 12, 1994 <br />setback requirement. Quam stated that he is agreeable <br />to complying with the 30 foot setback, but feels it <br />unfair that the adjacent property was allowed to <br />encroach on that setback. <br />The Commission noted that the total accessory space <br />that Quam would have is approximately 1,425 square <br />feet. The Planner indicated that the Code requires a <br />CUP for over 1,000 square feet in accessory space, but <br />there is no cap on the maximum accessory space that can <br />be allowed. <br />Quam indicated that he needs the space in order to <br />store his 4 cars, boat, and yard tractor inside. <br />Without the space, these vehicles will be outside. <br />Garske again suggested that the additional space be <br />added to the back of the existing accessory building. <br />Quam reported that that area was his usable yard area, <br />and the natural extension of his existing accessory <br />building would be toward the street. This is where he <br />parks his vehicles and where his driveway is. Quam <br />felt the additional accessory space would be more <br />attractive than having his vehicles stored outside. <br />Quam also noted that the new house adjacent to him is <br />oriented away from his property, with the garage being <br />closest to his property. <br />Knudsen recommended approval of the Conditional Use <br />Permit for accessory space larger than 1,000 square <br />feet conditioned that the additional accessory space be <br />added on to the existing accessory building, and <br />conditioned that the accessory building meet the City's' <br />setback requirements. <br />Motion was seconded by Schletty. <br />Motion carried 4 - 1. Garske voted against. <br />CONCEPT Mr. Gordie Howe, Masterpiece Homes, appeared before the <br />REVIEW FOR Commission requesting a concept review of rezoning of <br />REZONING property on Minnesota Street just east of U.S. Swim & <br />FROM R -1 Fitness from R -1 to R -2. Howe reported that he is <br />TO R -2 - proposing to develop the property with four townhome <br />MASTERPIECE buildings, consisting of 21 or 22 townhome units.
