2. The proposed site is or will be compatible with the present <br />and future land uses of the area. <br />3. The proposed use conforms with all performance standards <br />contained herein. <br />4. The proposed use will not tend to or actually depreciate the <br />area in which it is proposed. <br />5. The proposed use can be accommodated with existing public <br />services and will not overburden the City's service capacity. <br />The proposal to replace the detached accessory garage, will not <br />impair light and air to adjacent properties, increase congestion on <br />roadways, increase the danger of fire or public safety, or diminish <br />property values. <br />The intent of the requirement to conditionally permit accessory <br />buildings that exceed 1,000 square feet in size; is to afford the <br />City some regulation on the use and placement of the structure. <br />Specifically, preventing illegal businesses from being run and <br />ensure proper building materials are used, and adequate screening <br />from adjacent residential properties exists. <br />The purpose of the request is construct a garage large enough and <br />tall enough to store items such as a truck or boat. The existing <br />garage door heights are too low for anything but cars. <br />The applicant is proposing to reconstruct the garage in the same <br />location as the existing garage. The garage meets all of the <br />required setbacks outlined within the City Code. <br />RECOMMENDATION <br />Based on the information contained within this report our office <br />recommends approval of the conditional use permit to reconstruct an <br />accessory garage that exceeds 1,000 square feet in size subject to <br />the following conditions: <br />1. The accessory buildings are to be used for storage of personal <br />belongings and may not be used to operate a business. <br />2.
