Said easements are subject <br />to review and approval of the City Engineer. <br />Utilities: Provisions for utility connections have not been <br />submitted as part of the application, therefore, the revised survey <br />shall indicate provisions for public utilities. Said plans are <br />subject to review and approval by the Public Works Director. <br />Park Dedication: As a prerequisite to all plat approvals, the <br />subdivider shall dedicate to the City or dedicate the public use, <br />for park or playground purposes, for public open space or in lieu <br />of a cash equivalent. Said application shall be reviewed by the <br />Little Canada Park Commission. <br />Streets /Access: Tract A gains access off of Arcade Street. Tract <br />B and C, will gain access off of an extension of Leeward Way. <br />Currently, Leeward Way ends at the property to the North, however, <br />a 50 foot wide road easement extends Southward to divide Tract B <br />and C. The easement shall be improved to provide access to the <br />proposed subdivision. <br />In accordance with Section 1006.030 (d) of the City Subdivision <br />Ordinance, streets which are terminated pending future extension <br />in conjunction with future subdivision, must provide a temporary <br />turn - around facility at the closed end in conformance with cul -de- <br />sac requirements. As such, the southerly extension of Leeward Way <br />should include a temporary cul -de -sac which will provide proper <br />maneuvering space for emergency vehicles. <br />2 <br />Page 68 <br />
