ANALYSIS <br />Last year the applicant had applied for a similar request to re- <br />arrange the lot lines of the subject properties by metes and bounds <br />description. It was recommended by the City that the properties be <br />platted to avoid confusion of metes and bounds descriptions as one <br />property is torrens while the other abstract. The request now <br />before the City is to plat the property. The request is consistent <br />with the original proposal, the only change is very minor, as the <br />applicant is altering slightly, the property line which will divide <br />the two lots (for detail see Exhibit B & C). <br />The site is zoned B -3, General Business, as such the following <br />requirements apply: <br />Lot Area: 15,000 square feet <br />Lot Width: 100 feet <br />The proposed plat shows reveals that both lots meet the above <br />requirements. Lot 1 is 65,000+ square feet in area, while Lot 2 is <br />85,000+ square feet in area. <br />Access <br />Lot 1 gains access off of Little Canada Road, while Lot 2 gains <br />access off of both Little Canada Road and Country Drive. <br />Easements <br />The Subdivision Ordinance requires easements for utilities of at <br />least six (6) feet in width to be provided along all lot lines. <br />The Final Plat does show six foot easements on all the lots. Said <br />Easements are subject to review and approval by the City Engineer. <br />RECOMMENDATION <br />Our office recommends approval of the proposed Final Plat as <br />proposed by Dave Torgerson subject to review and approval of the <br />drainage and utility easements by the City Engineer. <br />pc: Kathy Glanzer <br />John Palacio <br />Dave Torgerson <br />Mike Crary <br />Page 95 <br />
